How much does a kitchen remodel cost in Salt Lake City?
The most widely cited benchmark, the 2025 Cost vs. Value Report, puts a midrange minor kitchen remodel at $28,458 and a midrange major kitchen remodel at $82,793 nationally, with an upscale major remodel at $164,104. Those are averages for defined scopes, not quotes. What your kitchen costs depends mostly on whether the layout moves, the cabinetry, and what is behind the walls.

The published benchmarks, by quality tier
The Cost vs. Value Report from the Journal of Light Construction prices the same defined projects every year. It is useful because the scope behind each number is spelled out, so you can compare your plans to it.
| Project | What the scope assumes | Job cost | Resale value recouped |
|---|---|---|---|
| Minor kitchen remodel, midrange | Same layout. Cabinet fronts replaced, new countertops, sink, faucet, appliances, flooring. | $28,458 | 113% |
| Major kitchen remodel, midrange | Full remodel of a roughly 200 sq ft kitchen: new semi-custom cabinets, island, countertops, flooring, lighting. | $82,793 | 51% |
| Major kitchen remodel, upscale | Same size kitchen with custom cabinetry, stone counters, built-in appliances, and new lighting. | $164,104 | 36% |
Scope descriptions are paraphrased summaries; the report publishes the full definitions. The report also publishes figures for 119 local markets, including Salt Lake City, on its website. Local numbers vary year to year, so use these as a sense of scale, then get a scoped estimate.
Where Dobs Contracting fits
The midrange major and upscale scopes, where custom cabinetry, stone, millwork, and layout changes are part of the plan, are where careful finish carpentry makes the most difference. We spend where it shows: our crew does the cabinetry, tile, lighting and finish, and plumbing, electrical and other trades go to cost-effective subcontractors we vet and manage. Our remodels typically begin at $25,000, and kitchens that change layout, add custom cabinetry, or open a wall land well above that. After a consultation you receive a detailed written proposal that itemizes what is included and who does it, so you can see where the money goes. We do not price a kitchen over the phone, because the number would not mean anything.
The six things that move the price most
In rough order of impact, based on how the published scopes differ and how our proposals are built:
- Layout changes. Moving a sink, range, or gas line means plumbing, venting, and electrical work, and usually a permit with inspections.
- Walls. Removing a wall can be simple or can need an engineer and a beam. You do not know until someone looks at what it carries.
- Cabinetry. Stock, semi-custom, and custom built cabinets can differ by tens of thousands of dollars on the same layout.
- Countertops and backsplash. Material, edge detail, and the number of seams and cutouts.
- Electrical capacity. Older Salt Lake homes often need a panel upgrade or new circuits for modern appliances and lighting.
- What is behind the walls. Old wiring, galvanized pipe, or water damage found at demolition is the most common cause of a budget change. Plan a contingency for it.
How to keep a kitchen budget honest
Decide early whether the layout stays. Choose cabinetry before anything else, since it sets the schedule and most of the cost. Ask for a written scope that lists what is included and what is not, and ask how change orders are priced and approved. Make sure the estimate carries the contractor's Utah license number; Utah law requires it on bids and contracts.
Common questions
- Does a kitchen remodel in Salt Lake City need a permit?
- Usually yes if plumbing, electrical, gas, or walls are changing. Salt Lake City says most remodels need permits and lists painting, flooring, and other cosmetic work as the main exceptions. A kitchen remodel that does not add plumbing fixtures may qualify for the city's faster Permit by Inspector program. See our permit guide for details.
- How long does a kitchen remodel take?
- Construction on a full kitchen commonly runs several weeks, and cabinet lead times can add more before work starts. The written proposal includes a timeline, and cabinet lead time is usually what sets it.
- Is a kitchen remodel worth it for resale?
- By the 2025 national figures, a midrange minor kitchen remodel recouped about 113 percent of its cost at resale and a midrange major remodel about 51 percent. Most people remodel because they plan to live with the kitchen, not to sell.
